Sale of a house:

  1. The urbanistic prescriptions,
  2. The energy performance certificate of the building,
  3. The soil certificate,
  4. The electrical certificate,
  5. The subsequent intervention file

Sale of an apartment:

Before the signing of the sales agreement:

  1. The amount of working capital and the reserve fund,
  2. The amount of any arrears owed by the seller,
  3. The situation of calls for funds intended for the reserve fund and decided by the General Assembly before the transfer of ownership,
  4. The record of any judicial proceedings,
  5. The minutes of ordinary and extraordinary general meetings of the last 3 years,
  6. The last balance sheet approved by the general meeting.

At the latest when signing the authentic deed:

  1. The amount of the expenses of conservation, maintenance, repair and restoration decided by the general assembly before the signature of the authentic deed but whose payment will be claimed after this signature,
  2. The state of the calls for funds and the cost of the urgent works decided by the general assembly before the signature of the authentic deed but whose payment will be demanded after this signature,
  3. A statement of the costs related to the acquisition of the common parts decided by the general meeting before the signature of the authentic deed but whose payment will be claimed after this signature,
  4. A statement of the debts of the co-ownership following litigation arising before the signature of the authentic deed but whose payment will be claimed after this signature.
